What Is a REIT and How Does It Work in Nigeria?
A Real Estate Investment Trust (REIT) is a company that owns income-generating real estate assets — commercial properties, shopping centres, office blocks, or residential estates — and is listed on a stock exchange. Investors buy shares in the REIT, which entitles them to a proportional share of the rental income generated, distributed as dividends.
In Nigeria, REITs are regulated by the Securities and Exchange Commission (SEC) and traded on the Nigerian Exchange Group (NGX). They are required to distribute at least 90% of their taxable income to shareholders as dividends — making them an income-focused investment vehicle.
Nigeria's Main Listed REITs
The Nigerian REIT market remains nascent compared to developed markets, but several vehicles offer genuine exposure to Nigerian real estate income:
- UPDC REIT: One of the oldest and most established Nigerian REITs, managed by UPDC (UAC Property Development Company). Portfolio includes residential and commercial properties in Lagos.
- Skye Shelter Fund: Focused on residential properties and mortgage-backed returns. Targets the growing middle-income housing segment.
Always verify current listings and fund status on the NGX official website — the REIT market evolves with new listings and structural changes.
REITs vs Direct Property: How They Compare
- Liquidity: REITs win clearly. REIT shares can be bought and sold on the exchange in hours; direct property can take months to transact.
- Capital requirement: REITs are accessible with small capital — you can invest ₦50,000. Direct property requires millions.
- Return potential: Direct property in prime Lagos locations has delivered higher capital appreciation historically. REITs primarily offer income returns (dividends), with share price appreciation as a secondary driver.
- Control: Direct property owners make their own decisions. REIT investors delegate to the fund manager — management quality matters significantly.
